Before you settle in, we would like to make you familiar with the important house rules at our vacation rental. These are in place to ensure that your stay with us will be as comfortable as possible. Please take a minute to read each of the rules carefully to avoid possible injury or deductions from your security deposit. Violation of any of the house rules described below is grounds for immediate termination of the reservation and removal from the property due to trespassing, without any refund.

👍 Standard Rules:
• For Emergency response please call 911. For urgent service / maintenance / troubleshooting, please text or call us ‪at +1 (617) 299-9815‬
• Take care of our home like it's yours, including but not limited to all furniture and accessories. Report any damages immediately. Any damages that exceed the deposit must be paid for by guests and will be reported to AirBnB.
• No illegal substances or activities allowed on the premises.
• Please don’t rearrange the furniture. Changes to furniture arrangements are subject to a $100 rearrangement fee.
• No shoes allowed in the bedrooms, in other rooms keep shoe usage at minimum.
• Please don’t eat or drink in the bedrooms.
• Please only flush toilet paper in the toilets. Paper towels, feminine products and anything other than provided, can clog the sewage pump.
• Please comply with local and state laws, and avoid unnecessary, loud, excessive, or unusual noises by any device, person or group of persons between 11PM and 7AM.
• We are pet friendly, however if you bring more than 2 pets, there is an additional charge of $50 per stay.
• Owners of service animals required to provide relevant certificate prior to check-in.

👌 When You Leave or Check Out:
• Make sure there are no live fires either indoors or outdoors.
• Please load the dishwasher prior to check-out, but don't start it. Our housekeeping personnel is responsible for operating the dishwasher.
• Clean the dryer lint collector.
• Dispose of the garbage in the trash bins provided and please take the trash out before you leave.
• Lock all doors and windows, return backup keys in lockbox (if used). Let us know if you lost a key, we'll replace it for free.

👍 Safety and Accessibility Rules:
• No candles with live flame allowed inside of the house.
• Basement is not accessible for guests. Access to the attic is limited to guests who request infant / toddler equipment - ask for the door code.
• Tempering with any smart sensors (smoke, CO, noise, temperature, humidity, air quality) and outdoor security cameras is prohibited.
• Operate hazardous equipment (fireplaces, grill) per operating instructions: always open wood burning fireplace damper before starting a fire and close after fire is smoldered. Always close propane tank valve after each use. Cover the grill after it's cooled down to a safe temperature.

👍 DISCLOSURE: The property has the following monitoring devices installed in common spaces only to ensure guest safety:
• Outdoor security cameras monitor all entrances (front, rear, patio). In compliance with laws and regulations, we DO NOT video monitor any living space occupied by guests.
